RICS Level 2 ‘Home Survey’

Previously called a ‘Home Buyer Report’, an RICS Level 2 Home Survey is most suitable for modern (post-1945), conventional properties that are in reasonable condition and are simple in form and layout (for example, a property that does not have multiple alterations or extensions). The report provides a red, amber, green rating system and gives detailed information regarding the property, and an initial steer in respect of future repairs or maintenance that may be required.

Level 3 ‘Full Building Survey’

This is the most comprehensive survey report for residential property, and it provides you with an extensive, in-depth analysis of the property’s construction, condition and it includes advice on defects, repairs and maintenance options/liability. Choose a Level 3 Full Building Survey if you are dealing with a large, older (including Listed) or run-down property, a building that is unusual or altered, or if you’re planning major works.
